Botkyrka Municipality is the sixth largest municipality in Stockholm County and consists of the districts of Alby, Fittja, Hallunda, Norsborg, Tullinge, Tumba, Vårsta, and Grödinge. Botkyrka Municipality has approximately 95,000 inhabitants and over 6,400 employees.

The Technical and Property Management Department is responsible for the municipality's premises, properties, and technical infrastructure – from planning new construction projects to operation, maintenance, and development. We work with water and sewage, cleaning services, land services, transport, and vehicle services. Our goal is to build and manage sustainably and climate-smart to ensure a safe and functioning everyday life for the residents of Botkyrka. We are about 300 employees who, in our various functions, work with solutions based on citizens' needs and the municipality's common goals.

The Position and Responsibilities

We are looking for a rental strategist who wants to drive and develop Botkyrka Municipality's rental model.

In this role, you will have a strategic and operational assignment where you are responsible for the structure, principles, and follow-up of the municipality's internal rent. You will work in the intersection of economics, law, local planning, and property management, collaborating with both colleagues and operations to ensure that the rental model is applied fairly and uniformly. The work involves creating clarity in how areas, conditions, and costs are distributed, as well as continuously developing methods and working practices that strengthen the whole.

Your main responsibilities:

  • Own and develop the process for the municipality's rental model and annual cycle
  • Develop and manage methods and templates for calculations, valuations, and cost distribution
  • Ensure accurate rental calculations, contracts, areas, and costs, and initiate improvement measures
  • Prepare reports and key figures to support follow-up and decision-making
  • Collaborate with operations and colleagues to create understanding and consensus around internal rent
  • Conduct factual reviews of contracts and areas before agreements are signed.

You Who Apply to Us

You have an academic degree in economics, property management, or law, or knowledge acquired through several years of experience in the field. You have worked for several years with rental-related issues, calculations, and follow-up, and have documented competence in managing contracts, areas, and cost models. The role requires that you have worked in a function where you have produced materials based on data and analyses.

Other Requirements:

  • Advanced knowledge of Excel that can be substantiated through practical experience.
  • Experience with analysis or property systems, preferably Pythagoras.
  • Experience in producing written reports or summaries in Swedish.

We consider it an advantage if you have:

  • Experience with municipal internal rental models or work in a politically governed organization.
  • Experience in developing models, processes, or methods related to property or rental issues.
  • Experience in producing key figures, analyses, or decision support in local supply or property management.
  • Experience in collaboration between multiple administrations and in larger organizations.

In the role of rental strategist, you need to be able to collaborate with colleagues, managers, and representatives of operations to create consensus around the internal rental model. The work involves many contact points, and you need to be able to explain complex relationships in a way that creates understanding and trust. The issues you work with affect several parts of the organization, making it important that you can contribute to joint solutions and keep processes together with others.

The position requires you to work in a structured manner and take responsibility for ensuring that models, calculations, and materials are correct and well-documented. You need to be able to analyze data, identify deviations, and produce materials that support decisions about premises, costs, and rent setting. The role demands that you drive the work forward, follow up on results, and ensure that processes are carried out according to the schedule. To succeed, you need to combine analytical ability with a methodical approach and a clear focus on results.
